Setup and Costs

Q: How do I turn on the Airbnb Direct Integration?

To get started with integration, view the integration guide found here.

Q: Are there any costs to use this integration?

Campspot Setup fees:

Campspot charges a $10 per month per park fee to access select integrations. If you are already taking advantage of another integration for your park, there will be no added setup costs.

Campspot fees:

Your existing online booking fee applies to any reservation made through the OTA service. These fees are seamlessly integrated into your monthly invoice based on reservations booked.

Airbnb fees:

Airbnb fees are communicated directly by Airbnb during the initial setup.


Listing and Site Type Pricing

Q: Can I list all of my sites on Airbnb?

Only Lodging Site Types can be listed on Airbnb.

Q: How can I see what Site Types have been made available on Airbnb?

To see what Site Types you have setup on Airbnb you can view those through the Airbnb portal.

Q: How do I change which Site Types I have listed on Airbnb?

To modify your listed Site Types on Airbnb:

  • Airbnb: Perform changes in the platform.
  • Campspot Admin Site Please reach out to the Campspot support team for backend adjustments, as changes cannot be made directly through your Campspot Admin page - this will ensure synchronization between the two platforms.

Q: How will the price of the same listing on Campspot and Airbnb differ?

  • Base Pricing: Campspot communicates nightly Base Pricing directly with Airbnb.
  • Dynamic Pricing: Rates will also reflect changes made by Campspot Dynamic Pricing rules.
  • Taxes: Added during the Airbnb setup process.

Please note: Any additional fees or surcharges will need to be added by your park through the Airbnb Platform.

Q: Will the integration automatically setup my Site Types on Airbnb?

The integration does not automatically set up Site Types on Airbnb. Your park needs to configure and edit Site Types through the Airbnb platform during the setup process.

Ensure alignment of details between Airbnb and Campspot. After setting up in the platform, share necessary information with Campspot for seamless integration. Learn more about the setup steps here.

Tip: If your Site Types encompass diverse amenities, avoid including them in the Airbnb setup. Currently, there's no provision to specify which Sites possess particular amenities and which do not. Exercise caution to maintain consistency.

Q: Will all of the rules setup for my Site Types in Campspot automatically transfer over to Airbnb?

Only the following rules are transferred through the integration to Airbnb:

  • Occupancy rules 
  • Minimum and maximum stay lengths
  • Booking in advance limit rules 
  • Resort closed rules 

Monitoring Reservations

Q: How will I know when a new reservation is made through Airbnb?

When a new reservation is made through OTA integration:

  • Check Campspot: Find new bookings in Campspot; OTA reservations will be detailed under the "Third-party Booking Details" section on the Reservation Summary page.
  • Email Notification: Receive an email notification sent to your designated "OTA" email address, alerting you of a new booking.
  • Airbnb Platform: Log into the Airbnb platform to view details of new reservations, edits, and cancellations.
  • Automated Reporting: Schedule the Online Travel Agency Reservations report to be sent to your park regularly, providing a summary of all new bookings.

Processing Payments

Q: Once a booking is made by a guest, what do I need to do in my Admin Site on that new booking?

When a Airbnb booking is confirmed, the booking will show up in your Admin Site with a balance due:

  • Your guest pays Airbnb directly
  • Airbnb provides you a payout
  • Campspot's booking will need a manual payment applied

To reconcile the balance due:

  • Post a payment using your preferred payment method to the new Airbnb booking, covering the entire balance.

  • Once the funds from Airbnb are received, proceed to reconcile the accounts accordingly.

Payment Methods: Most of our partners have found using one of the following Payment Methods to be useful when reconciling and tracking payments made in Campspot for Airbnb bookings:

  • Voucher: Enhance tracking by applying the Airbnb Confirmation number as part of the voucher payment.
  • Internal Transfer
  • Cash: Use this method cautiously to avoid discrepancies in your financial records.

Best Practice: Limit the users who reconcile Airbnb bookings to ensure adherence to the designated process.

Booking Fees: If your park automatically applies additional fees to Lodging bookings in Campspot, these fees should also be set up in Airbnb or backed out of Airbnb bookings in your Admin Site.

Q: When should a payment be applied to an Airbnb Booking?

The timing of applying a payment to an Airbnb Booking is at the discretion of your park, aligning with your financial accounting guidelines and preferences. It's important to note that a booking cannot be checked out if it has a balance, so applying a payment method should precede the check-in process.

Q: How do I get paid for hosting through Airbnb?

    Guest Experience

    Q: What does a guest see and what communication do they receive when they reserve through Airbnb?

    • During Booking: Guests will see your park's Airbnb page in the booking process.
    • Confirmed in Airbnb: Your guests will receive a confirmation email from Airbnb
    • Campspot Payment Processed: When you process their payment in Campspot, they will receive a confirmation email from your park. 

    Q: Are the guests' sites locked when they book through Airbnb?

    No, the integration does not allow guests to lock their sites upon booking. Unlike Campspot's standard functionality, Airbnb reservations do not automatically lock sites. Consequently, any lock site fees configured in Campspot are not transferred through the integration, and these fees cannot be set up via the Airbnb platform. Please note this distinction when managing site lock policies.


    Reservation Edits, Cancellations and No-Shows

    Q: How does a guest make an edit to their booking?

    Q: How do reservation edits work in Campspot?

    • Guest Responsibility: Guests are able to edit their reservations directly through Airbnb. Refer to this article from Airbnb on how a guest can edit or cancel their booking.
    • Edits in Campspot: Reservation date edits made through the Airbnb platform are treated like Cancellations and the original reservation will be cancelled in both Airbnb and Campspot.

    The reservation will then be automatically rebooked for the new reservation dates. When a reservation is cancelled and rebooked the funds from the original reservation payment will need to be moved to the new booking. This can be done by moving the funds from either User or Camp Credit use them to pay for the new reservation under new dates.

    Please Note: When reservation edits or requests are made, your park is not notified so it is recommended that you login to the platform regularly to check for these. 

    If a guest contacts you directly requesting a reservation edit, you do have the ability to make the change yourself in Campspot and also through the Airbnb platform. You can make reservation edits in the platform by clicking into the reservation and then clicking the Change reservation dates & prices button.

    Q: How do cancellations work?

    • Cancellation Policy: Cancellation policies must be set in Airbnb as those setup in Campspot are not passed through the integration.
    • Guest Responsibility: Guests are able to cancel their reservations directly through Airbnb. Refer to this article from Airbnb on how a guest can edit or cancel their booking.
    • Cancellation in Campspot: Reservations cancelled by guests through Airbnb will automatically be cancelled in Campspot as well. Your park will need to process a refund using the original payment method used when inputting the reservation. The guest will receive their funds from Airbnb.

    Note: Cancellations made through Airbnb will not show up on the Cancellations Report in Campspot.

    These reservations will still show on the Online Travel Agency (OTA) Reservations report.

    Q: What happens if a double booking occurs?

    If double bookings occur your park will be responsible for resolving these bookings with the guests by contacting the guests and moving one of the reservations to a new site or new dates. You can view a list of double bookings by viewing the Online Travel Agency (OTA) Double Bookings report in the Reporting section of Campspot.
